'Backland' homes plan for village garden near Grantham

Five homes are proposed for the back garden of two homes in a village just outside Grantham.
Mr J Arundel of High Street, Ropsley, seeks to build the homes on a 0.55ha site behind 25 and 27 High Street.
The homes would be 1.5 storeys and be of 4-bedrooms or more and would feature parking for 15 more cars.
The application to South Kesteven District Council says the site is made up of rear gardens with access from High Street.
"The host dwellings are located in the conservation area, although the main body of the application site falls outside the conservation area" it said.
"The application proposes demolition of a number of the site buildings and the residential development of the site. The existing blockwork garage to No.25 High Street is to be demolished to facilitate access to the land.
"An illustrative plan accompanying the application
identifies a potential 5-dwelling development served from a private drive access. One and a half storey dwellings are identified on the illustrative layout and this is considered to be the most appropriate building scale in this location." It continued: "The illustrative plan identifies that the scale of development can be accommodated on the sitewhilst maintaining appropriate separation from neighbouring properties and ensuring that perimeter site trees are not impacted.
"The plan illustrates that the dwellings would enjoy an
appropriate standard of amenity, with sizeable rear garden areas. The host dwellings will similarly retain an appropriate quantum and quality of private amenity space. "The site in this case is physically well contained, and an appropriately scaled residential development on the site would have no harmful impact upon the character and appearance of the wider locale." The application also said similar schemes have been built in other district villages and it would not harm the character and appearance of the locality.It continued: "A notable characteristic of the village is the preponderance of backland type developments
"These backland developments are an integral and characteristic feature of this part of the village, although their impact upon the character and appearance of the village is modest.
"In our view, the site as defined represents an appropriate infill opportunity, within the built-up part of the settlement. The site as defined is considered to have the capacity to accommodate an appropriately scaled depth development.
"A suitably scaled backland development, with a comparable density to surrounding development, will
integrate with the existing pattern of development in the locale." The application added the design of the homes will be determined at the reserved matters stage, although it is expected they will complement the style and design of existing village properties and incorporating local materials. "By its location, the proposed dwellings would have limited (and non-harmful) visibility from public vantage points." The application concluded: "The appraisal process has identified a clear and justified design and access solution for the site. This has been based upon a thorough appraisal of the site and the surrounding area. It has drawn upon the physical context of the site and the surrounding area."
