This week, we have a Distinctive Grade II former maltings conversion set on the waterside at Mill Drive, Grantham.
It is being marketed by Fine & Country Lincoln and Grantham for offers in excess of £525,000.
The agents said: "Distinctive Grade II listed former maltings conversion in a private gated community overlooking the picturesque River Witham and Dysart Park. With high ceilings and large sash windows, this superior waterside home has been lovingly refurbished to a high standard throughout and extended to offer a fabulous contemporary kitchen. The large south-facing gardens have been beautifully landscaped for ease of maintenance creating a haven in which to relax and enjoy the surrounding views and wildlife. Grantham's high-speed rail network to London Kings Cross (approximately 65 minutes) is located a short distance away as are two excellent and sought after Grammar schools. Epc Rating - Exempt
For the current owners, finding the right house was really all about location. "We ideally wanted the combination of a rural village with a convenient commute to London but searched for some time without success. Then we viewed this house and couldn't believe our luck. Being part of this small gated community really feels like living in a village yet we're within walking distance of the town centre and train station. We love the combination of historic exterior character and contemporary interior and the huge south-facing walled garden and gorgeous views over the river to one side and woodland and parkland on the other."
"We've lived here for fourteen years now, and in that time we've refurbished throughout, including underfloor heating and wooden floors to the ground floor, added a kitchen extension, converted the garage into an office/games room and separate utility room, created a boot room, re-designed and landscaped the gardens, and replaced the roof tiles last year."
"The high ceilings and large windows throughout the house really make it feel light and spacious, especially in the kitchen which has two large windows overlooking the river, and bi-fold doors onto the terrace and garden. We love spending time here watching watch the swans, moorhens, and kingfishers, and the way the sun gradually tracks its way around the house throughout the day is very relaxing."
"In the garden we opted for a sleek contemporary look with a wood-effect composite terrace stepping down onto the lawn, a children's play area and putting green beyond. It's a great space for dining and entertaining or to simply relax and savour the views, and the gas-fired brick fire pit and outdoor lighting means we can enjoy the garden all year round."
"Our lives have changed enormously during our time here. We've got engaged, married, had our children, and most recently, celebrated a 40th birthday with a garden party for family and friends. And throughout that time the house has really grown with us allowing us to adapt the layout to reflect our changing circumstances."
"We'll miss this friendly little village community, the peace, great views over the river and park, and the convenience of the commute to work and will be very sorry to leave such a unique home."
The historic market town of Grantham has a wealth of shopping, eating, and cultural facilities together with a mainline railway station offering frequent services to London (65 mins) and Leeds (65 minutes), and direct access to the A1, A52, and A46. It is conveniently located equidistant between the city of Nottingham to the west and the historic cathedral city of Lincoln to the north (22 miles) and is within easy reach of golf, rugby, cricket, and tennis clubs. There are lovely walks along the River Witham into the town or alongside the Grantham canal to the surrounding countryside, and numerous places of interest nearby including the Grade 1 listed Belton House, Easton Walled Gardens, and 17th century Woolsthorpe Manor.
"The town has a number of excellent primary schools and two nationally recognised grammar schools: Kesteven and Grantham Girl's School, and The King's School Grantham for boys. Independent schooling is available at Grantham Preparatory International School and in nearby Stamford and Oakham."
