Planners are recommending the approval of 40 homes on the site of a former Grantham school.

The planning committee of South Kesteven District Council is expected to determine the application concerning the 1.3ha site off Queensway Avenue when it meets on Wednesday January 20.

The Lincoln Diocesan Trust and Board of Education and Lincoln Diocesan Trust and Board of Finance seek outline permission to redevelop the site which previously contained Priory Ruskin Academy.

The brownfield site lies vacant after the school was demolished around 2014 and plans were approved for an earlier housing scheme of 44 homes the following year.

The application to SKDC says the outline application is effectively a resubmission of the ealier one, which has not expired.

"An indicative layout has been submitted which provides details of the proposed access which includes the potential to link to surrounding land that is not included with this application.

"Vehicular and pedestrian access is proposed to be directly from Queensway, via the reuse of the former school access. Matters relating to scale, layout, appearance and landscaping are reserved for future determination."

A council report prepared for the meeting said two letters of representation were received to SKDC after council consultation.

They raised issues including loss of privacy, loss of view and inadequate existing infrastructure.

The report noted the site was brownfield in a residential locality with good access to local shops, open space and community services including a Primary School and GP Surgery.

Although lapsed, the site has recently been granted outline consent for 44 homes with the same access arrangements as those now proposed.

The report continued: "Taking the above into account the principle of residential development of this site is acceptable and in accordance with [council] policies and guidance."
