16 'affordable' homes planned for village north of Grantham

A scheme to build 16 'affordable' homes has been proposed for a village north of Grantham.

The Solihull-based Platform Housing Group seeks to build the homes in a field on the edge of Claypole.

The developer seeks to build 2 one-bed homes, 8 two-bed homes and 6 three-ned homes, plus parking for 32 cars, on a 6100m2 site north of Doddington Road.

The 'full' application to South Kesteven District Council includes a report on social housing needs which says Claypole and nearby villages have a very high proportion of detached homes and the level of owner occupation is above the average for South Kesteven.

"Conversely, the parishes have a relatively low proportion of terraced homes, flats and homes for rent. This is likely to limit the options available for households in need of low cost housing.

"The proportion of social rented homes is below the average for South Kesteven," it continued.

The report also said Claypole has a wide selection of property types ranging in value from under £100,000 to over £500,000. Over 60% of homes in the parish have values in excess of £200,000. There are only 2% of homes valued at less than £100,000.

The evidence from this report showed a small demand for affordable homes and a mix of accommodation including houses and bungalows may be a good idea.

Whilst many homes are being built at the nearby Fernwood development, near Newark, there was 'some support' for a small scheme of affordable housing locally to meet identified local need.

In a second report, the application also noted, the scheme concerning the 1.5acre site was made by the Lindum Group Ltd on behalf of the Platform Housing Group who would operate the residential proposals as a solely affordable scheme.

"The development includes a mix of housing including 2 and 3 bed semidetached houses and 1 and 2 bed bungalows. Each dwelling will have its own individual garden space and appropriate private parking provision in what will be a high quality housing development.

"The proposed development will make a noteworthy contribution to affordable housing provision in Claypole and the wider South Kesteven District. The applicants, Platform Housing Group, are one of the largest registered providers outside London who own and manage over 47,000 properties across the country.

"They have been very successful in securing Homes England Grant and were allocated £31 million pounds during 2019/2020.

"They aim to build around 2000 homes per year and have a long-standing working relationship with SKDC and have in the region of 194 homes in the District."

Recommending approval, this second report concluded: "The site is located in an area of Claypole with no common character. The submitted layout has been carefully considered and enhanced following comments from the Council's Principle Design Officer and what is proposed is a stand-alone and high quality scheme that respects its local surroundings while establishing its own identity.

"The proposals therefore comply with the relevant local and national planning policy guidance and will help to deliver much needed affordable housing in Claypole and therefore should be supported by the local authority."

South Kesteven District Council has yet to determine the application.
